			<title>Female housesitter/housemate wanted in Pemaquid (midcoast) area</title>
			<description>Seeking a very responsible, mature female to live in my house and cover utilities starting in mid-August and staying through mid-April, with longer term options negotiable.   &lt;br /&gt;  &lt;br /&gt; Ideally, I’d like to find a long term housesitter/housemate, but that requires some time to make sure our needs, wants, and expectations match up.  And I might be able to let you move in earlier in August, but I won&#39;t know about that for a while. &lt;br /&gt;  &lt;br /&gt; Charming, older house, mostly furnished, sunny, quiet.  Short walk to ocean and village store.  Six acres of land, but mostly wooded.  I have maybe 1/8 acre clear for small project options such as small kitchen garden, bees, rabbits, chickens, cut flowers, herbs, mushrooms, winter greens, etc.  Longer term options might include berries, a few goats or sheep, or one cow or pony.  No indoor pets allowed.  Presently no barn, shed, or commercial kitchen, but there is some limited storage space in garage and cellar.   &lt;br /&gt;  &lt;br /&gt; Situation requires that you live in the house all winter (at least when I’m not here) to make sure it stays heated, plus other minor chores.  Most affordable for someone able to tend woodstove daily.  Front of house is 100+ years old, quaint, simple, and not well insulated -- maybe 1500 square feet.  Has full bath, living room, eat-in kitchen, two upstairs bedrooms (one is mine).  Newer addition, with good woodstove, is well insulated and modern -- maybe 500 square feet.  Has 1/2 bath and large room that some prior housesitters have used as studio style living/sleeping/studying.  (Though privacy in addition is limited when I am in the house, since the woodstove and warm winter sitting area are in that room, and personally, I don’t mind sleeping upstairs in winter, with wool and down covers.)  Landline phone and wireless internet.  No workable cell reception with any carrier in house/yard, but fine coverage a few yards up the road.   &lt;br /&gt;  &lt;br /&gt; Conservative use of utilities over the winter tends to run in the vicinity of $110 per month for internet/phone/electric, plus 2-3 cords of wood, plus maybe a tank or more of heating oil (about $1000 per tank last year).  But of course this depends on how warm you keep it, how available you are to keep the stove going, and how conservationist you are.  Back addition heats easily.  In the coldest winter months, I find it most practical to keep front part of house around 50 degrees.  Driveway is short, little more than a parking space off the road, so I find I can shovel rather than hiring a plow truck (but I happen to like shoveling and the biggest storms are challenging).   &lt;br /&gt;  &lt;br /&gt; If we are compatible housemates, and all goes well over the winter, in the spring/summer months I can offer an affordable summer housing situation (which is rare in this area).  I’m thinking around $500 for the three months, but we would negotiate depending on your/my plans for the summer and following winter.  Or it might be possible to set up a camper or small yurt.  A similar housesitting/housemate cycle repeats next fall/winter and into the indefinite future, so I can be most accommodating for a person and financial arrangement that would work long term.   &lt;br /&gt;  &lt;br /&gt; Like most old houses, this one has its quirks.  There are a few projects I won’t get to until winter or spring (such as fixing wobbly side stairs and portions of deck).  Squirrels get into the attic about once a year and have to be trapped or poisoned.  Plumbing is slow but functional.  A pipe did freeze in one spot last winter (next to a gap I hadn’t seen in the foundation that is now insulated), but that was with the furnace off in a cold spell with single digit temperatures.   &lt;br /&gt;  &lt;br /&gt; I&#39;ll likely be gone from mid-August to mid-December, then in the house maybe half time from mid-December through early May.  Not sure yet about next summer, maybe here full time, maybe half time or less.  I telecommute for work when I am here, and for the last three years I’ve worked on major deadlines with crazy-stressful hours so I haven’t been much fun to be around, but that workload will become much lighter and much less stressful well before I return to the house in December.  Eventually I hope to build a separate office to get my work out of the house, maybe starting in spring.  But since I work odd hours, including a lot of intensive writing, I can’t have a TV in the house, and no radio or music when I am here unless we are both agreed on it.  I doubt that having a child in the house full time would work out well for this winter, but it is imaginable that we could figure something out if you have a quiet and well-behaved child with you part time, such as in a shared custody situation.   &lt;br /&gt;  &lt;br /&gt; Security deposit, excellent references, and commitment through mid-April required.  You MUST be available to meet in person after initial phone conversations.  No long distance arrangements without face-to-face meeting.  Preference to local and in-state inquiries with experience working a woodstove.  (Sometimes a housesitting service picks up these ads and broadcasts them nationally. 			<description>I&#39;ve got a nice SE facing field and either room in my house or on a big tent platform available to folks who want to grow food without a big upfront investment. &lt;br /&gt; I have rented my room in the past and would still some cash exchange but am open to lowering the 375$/month cost with a barter for work on premises and food.  &lt;br /&gt; I need people to garden with, or for.
